Leasing Agent
Job Description

  • This position is responsible for assisting the current leasing team, especially the VP of Business Development to whom the position reports, by securing new tenants that will add value to our commercial properties, as well as renew existing tenants within the Whelan Associates portfolio of both owned and third party managed properties.
  • Works with the team to renew existing tenants that already add value at specific commercial properties and works with the VP of Business Development to develop the optimal tenant mix strategy that will enhance the WA portfolio.
  • Canvasses the market to identify potential tenants; solicits prospective tenants by phone, mail or electronic media; reviews industry publications to identify potential national and regional tenants and maintains an awareness of industry trends.
  • Conducts site tours and business meetings with prospective tenants.
  • Qualifies prospective tenants by interpreting support data such as financial statements, business plans, references, etc.
  • Negotiates, with input from senior management, the terms of the lease on behalf of WA.
  • Prepares lease document requests (including a summary analysis) for the approval of senior management in support of the proposed lease.
  • Moves the deal through the documentation process/construction phase and finally to tenant occupancy.
  • Conducts ongoing research to keep abreast of market rental rates, occupancy costs and competitive developments.
  • Assists in the preparation of annual budgets on a property-by property basis for review by senior management.
  • Updates reports as required in order to monitor leasing activity.
  • Participate in industry functions and maintain positive relations with brokers, community leaders and the general public.
  • Work productively and harmoniously with other disciplines of the company on a consistent basis.
  • Maintain a professional and appropriate demeanor consistent with the company’s core values.

Additional Qualifications:

  • Bachelor’s Degree (emphasis on business and marketing)
  • One (1) to three (3) years of commercial leasing experience
  • Well developed oral and written communication skills
  • Well rounded knowledge of business, contracts and commercial construction
  • Comfortable working in a professional, team-oriented and deadline-driven environment
