Do you have a development idea warranting a closer look? Let the highly experienced consultants at Whelan assess the strength and feasibility of your idea. Whelan Associates has a successful track record of business planning and subsequent value creation for commercial, professional and industrial clientele.
We’ll scrutinize details and special needs such as site location, tax incentive or burden, growth potential, architectural design, technology resources, future equity value and finally ROI. Our advisory report will evaluate the legal, financial and tax implications of a real estate venture and flag potential problems that could put your project at risk. You’ll have an understanding of the market – early – before you invest in preliminary design, site qualifications or permitting.
WHY WE ARE DIFFERENT
Whelan Associates (WA) Strategic Services Division is comprised of senior level healthcare management and consulting executives who bring many years of experience in community as well as academic hospital systems. In addition, our background includes health system business development in physician group practice mergers and acquisitions.
Because our focus begins with an understanding of your particular market, we do not begin with a “crunching the numbers” approach. Instead, we listen to you and concurrently analyze the healthcare market enabling us to help you identify key elements that will move your project forward.
We talk with the key market stakeholders in order to understand who the key drivers of the real estate project are. We understand that the “key drivers” can include both major capital investors as well as the providers who will add value to the project. It is important that we both agree on the strategic needs of the hospital system and/or physician group including:
- Will the medical office building include both employed and non-employed providers?
- What is the hospital’s or physician group’s appetite for financial risk?
- Will changing reimbursement systems require greater design flexibility?
- Does the hospital system require future flexibility to move inpatient services to a new facility?
UNDERSTANDING STAKEHOLDERS NEEDS
We assist our clients in not only getting the right parties “in the room” but also framing our recommendations based on your need to adhere to the concept of “Triple Aim.” That is, focusing the project on developing a Class A building that helps our clients reduce costs, improve quality of care and enhance patient satisfaction. Our strategic Services Division melds our development and construction management experience and expertise with an understanding and focus on the unique challenges in the healthcare industry.
Our customers can be confident that they are working with an experienced team at Whelan Associates that will help them build a solid foundation in order to cope with the changing healthcare market.
